On Sunday, January 7, 2024, 22 neighbors from Bordeaux were joined by attorney Jason Holleman, and Nashville District 2 Councilperson Kyontzé Toombs on a virtual meeting to discuss issues around the Village West SP, development in District 2, and our community at large.

January 7, 2024 Meeting Takeaways

The amendment to Village West SP to allow for forty-one (41) more non-owner occupied short-term rentals (NOOSTRs) (i.e. Airbnb/VRBOs) — in addition to the 76 NOOSTRs already permitted in the Village West SP — will likely appear in front of the Metro Planning Commission (MPC) on Thursday, January 11, 2024.

Councilmember Toombs is assisting to ask the applicant (D+M Development) for a one-meeting deferral to allow for time for discussion. At this time, nothing has been solidified — and it is assumed that this will appear at the upcoming MPC meeting on Thursday.

We will know if Village West SP will appear on the Metro Planning Commission agenda by tomorrow afternoon.

In the event that the item appears on the agenda, Attorney Jason Holleman expressed importance to show up to the Thursday, January 11, 2024 at 4:00pm CT meeting of MPC.

It is also important that we write letters to the MPC and staff expressing our concern, and that we lodge our letters by Tuesday, January 8, 2024. In the event that this moves forward, we will share around a tool that helps you draft letters to the Metro Planning Commission we can submit in under 5-minutes.

If the deferral is agreed upon, then this item will move to the February 8, 2024 MPC meeting to be considered, giving us time to have a conversation with developers and our neighbors about this process.

Councilmember Toombs also offered some valuable insight about the Village West SP’s history — it’s initial passing in 2016, what was amended in 2018, and why this amendment is being sought today. There is agreement that the twenty-two (22) units planned in the Lot B are set to be NOOSTRs as established by the 2018 amendment, but now the forty-one (41) units in Lot C are in question to become permitted NOOSTRs now. Attorney Jason Holleman suggested that the amendment to the Specific Plan (SP) for Village West to move to permit NOOSTRs would not be a minor amendment as suggested in the application, and agreed that there is cause for further public discussion about the possible re-zoning of this SP.

I’m going to keep everyone posted about the status of the MPC meeting agenda for this week. Please expect an email from me tomorrow late afternoon/early evening with updates, and any necessary next steps.
